As you drive up highway 64 from the south, approximately 12 miles west of Chama, NM, you see the southern basin of the San Juan Mountains peaking over the horizon. The land is a mix of majestic ponderosa pines, large strands of oak and hidden pockets of spring fed aspen trees. The piƱon and juniper ridges surround the native grass meadows as the relatively flat terrain gives way to beautiful mountain scenery. On the east side of highway 64 lies the majority of the Broken Butt Ranch. Unassuming from the road, it looks like the perfect pasture to raise cows for agricultural tax status. For those that enjoy their privacy, this setup is perfect to not allow prying eyes to see the majestic beauty that lies right over the first ridge onto the ranch.
I was given the extraordinary privilege to tour this ranch in person last week. I was blown away by the beauty, the quality of game habitat, and the water on the ranch. We are so grateful to have been selected as the listing brokers for this incredible ranch! Legend has it that the ranch was named for a broken rifle butt found on the ranch in the early 1900ās.
The ranch originally totaled 11,288 acres with an additional non-contiguous piece that consisted of 1,352 acres. In order to open the ranch opportunity to more buyers, we split the ranch into four tracts, each between 2000-2800 acres a piece. *We are still waiting on the county for final approval of the split.*
We are pricing the tracts at $2,700/ acre for a range of $5.5mm on the smallest tract to $7.56mm on the largest tract. Tract 1 is already under contract with a contingency on subdivision approval from the county. We have tracts 2,3,4 still available for purchase. This is a great opportunity to own and invest in land that is so valuable the State wanted to make it a park.

Some info about the ranch: The ranch is located in the very heart of Rio Arriba County just 35 minutes south of Pagosa Springs, Colorado and 12 miles west of Chama, NM. Pagosa Springs was rated one of the best small towns in America by Outside Magazine, hosts the world-famous hot springs, shopping, a plethora of restaurants, new hospital, a 27 hole mountain golf course and complemented by a municipal airport up to G-5 capable. 12 miles east of the ranch is the historic town of Chama, New Mexico, and Santa Fe is a beautiful two hour drive while Wolf Creek and Taos Ski Mountains are within two hours.
The ranch is a mild 7400-8800 feet in elevation and is comprised of gentle sloping hills framing expansive native grass valleys. Majestic ponderosas, large stands of oak and hidden pockets of spring fed aspens with piƱon and juniper ridges surround the native grass meadows and numerous springs, ponds and lakes of Broken Butt Ranch.
Improvements
The ranch is in immaculate condition and kept in AG status allowing for low taxes. There is an extensive two-track road system throughout, and oneās most difficult decision would be where to pick their building site for the most incredible views of the continental divide and the South San Juan Mountains.
Recreation
The Broken Butt Ranch is located in a primary elk and Mule Deer migration route in Rio Arriba County, New Mexico, bordering the Colorado State line. This county is most noted for producing more Boone & Crockett Mule Deer than any county in existence every decade since 1960. The elk density is off the charts allowing each tract between 8-12 landowner elk tags per year. Additionally, bear, lion and small-game hunting are over the counter.
I can honestly say I have never seen a ranch with more elk sign. It snowed about three days ago before I visited the ranch and it was seriously COVERED in elk tracks. In some spots there was almost no untouched snow. Additionally, each tract has plenty of water in the form of a seasonal creek with numerous permanent ponds throughout the ranch.
I went up there today for a personal tour and I was very impressed. The ranch had about four inches of snow on the ground and amazing views from every angle. While at the ranch yesterday, we got to witness a young man harvest his first bull elk! Send me a message if you want to see pictures of the bull taken on the ranch yesterday.
